Project Overview
A homeowner had been battling a persistent chimney leak for five to seven years. Despite bringing in multiple contractors over that time, the leak was never resolved. Equity Roofing was called in to diagnose the issue and deliver a lasting fix.
The chimney at the center of this project was a large field stone masonry structure that extended from the exterior all the way through a vaulted interior ceiling, with an open fireplace below. When it rained, water would run down the stone on the inside of the house.
Previous contractors had attempted to caulk visible cracks in the masonry, but the leak kept coming back. When Equity Roofing's crew arrived, the flashing where the chimney met the roof appeared to be properly installed, with no obvious workmanship failures. There was nothing wrong that was immediately clear to point to.
The real problem was that there were too many variables to pinpoint a single source. The list of potential entry points included:
Rather than guessing (and risking another incomplete fix), Equity Roofing took a different approach.
Instead of chasing an unknown leak source through aging fieldstone, Equity Roofing proposed fully encapsulating the chimney. The goal was to eliminate every variable at once by rebuilding the chimney's exterior envelope from the inside out, with new flashing, a new watertight wrap, new siding, and a custom metal cap.
The homeowner was informed that the look of the exterior stone would change. Because the home already featured shake siding as an accent, Mastic Cedar Discovery shake siding in Colonial Yellow was selected to complement the existing aesthetic, allowing the repair to look like a natural part of the home rather than a patch job.
Following completion of the project, the homeowner confirmed no more leaks, even after multiple heavy rainstorms. A leak that had persisted through years of attempted repairs and significant out-of-pocket cost was finally resolved! Protection included a $250,000 Directorii Protection Guarantee.
