How One Man Changed The HOA Rules for Metal Roofing

The Challenge

Steve's roof problems had been building over time. What started as a small leak had worsened over 17-18 years, and he noticed shingles beginning to lift. He wanted the issue addressed before it caused more damage.

While Steve had his heart set on metal roofing for its longevity, he initially worried the association would require him to stick with traditional shingles. Beyond the HOA obstacle, Steve also suspected ventilation issues were contributing to his roof's deterioration, particularly on the back of his home, where he had noticed problems when installing new gutters four years earlier.

The Solution

Steve collected four estimates, but Equity Roofing stood out immediately. Ryan Lehman, Estimating and Design Consultant, was the only estimator who climbed into Steve's attic for a thorough inspection. Because of this, he discovered that insulation had been pushed so far back that there was no airflow reaching the back of the house, likely contributing to dry rot and the roof's premature failure.

Ryan took the time to answer all of Steve's questions without rushing, followed up regularly, and even drove around the neighborhood with Steve to look at other metal roofs in the area. The installation addressed Steve's ventilation concerns head-on. The crew cut out plywood along all eaves and installed baffles to restore proper airflow. The project specifications included:

  • Ventilation: Vented ridge with baffles installed along all eaves to restore airflow

  • Snow Retention: Snow rails

  • Additional Work: Gap sealed between gutter and fascia board, gutters cleaned, satellite dish removed

The Results

Throughout the installation, the crew kept Steve informed every step of the way, sending progress photos to his phone. Foreman Eric patiently answered Steve's many questions, and the entire team impressed him with their work ethic, communication, and knowledge.
