Galvalume Standing Seam Roof For New PA Build

Project Overview

When Allen Stoltzfus, owner of Equity Roofing, set out to build his own home, the roof was never in question. He and his wife knew they wanted standing seam metal from the first round of drafting, before the foundation ever went in.

That decision shaped everything above the walls. The design is a steep 12/12 pitch with a chimney, a dormer, a pair of valleys, and two oversized skylights. The front third of the house sits under vaulted ceilings, which meant the roof assembly had to manage heat and moisture with no attic buffer between the drywall and the panels.

Because it was a new build, Allen and his architect were able to specify the structure underneath the roof, not just the roof itself. That’s a level of control almost no re-roof project offers, and why his home ended up with details a retrofit couldn't have delivered.

The Challenge

The crew had a simple goal: build a metal roof that looks the part on a steep, detailed home, while making sure the assembly underneath it holds up to the demands of a vaulted interior (while also impressing their boss). 

Three things had to be solved at once:

  • Appearance. Allen wanted a roof that looked better than asphalt, with the clean lines of a concealed fastener system. On a 12/12 pitch, the roof is one of the most visible surfaces on the house, so oil canning (the waviness metal panels can show across a long run) would be immediately obvious.
  • Moisture control under a vaulted ceiling. With can lights in a vaulted ceiling and no attic space, warm interior air can reach the underside of the panels and condense. Left unmanaged, that condensation is what rots sheathing from the inside out.
  • Cost. Metal is the more expensive option, and Allen was candid that cost was the one real hesitation. It came down to weighing the up-front number against how long the roof would last.

 

 

The Solution

Because construction had not started yet, the roof was engineered from the framing up rather than installed on top of whatever was already there.

Structure and assembly

  • Engineered laminated rafters, built on site. Instead of dimensional lumber, Allen specified engineered lumber for rafters spanning roughly 25 feet. Dimensional lumber commonly carries a slight bow or hump over that distance; engineered rafters produce a flatter plane, which directly reduces visible oil canning in the finished roof.

  • Insulated structural sheathing. A Zip R-style panel (structural sheathing with insulation factory-bonded to it) was used specifically because of the vaulted ceilings and can lights below, keeping interior heat away from the back of the metal.

  • Taped sheathing joints. All sheathing seams were sealed with flashing tape.

  • Low-E underlayment. Installed over the sheathing, it works as both an underlayment and a reflective barrier, sending heat back into the house rather than letting it build against the underside of the panels.

  • Fiberglass insulation with baffles in the rafter bays, with ventilation detailed the same way it would be on any properly built roof.

Taken together, the assembly is designed to hold condensation to an absolute minimum so it never has a chance to damage the sheathing.

Panels, trim, and accessories

  • 26-gauge Galvalume standing seam panels with striations. The striations (the minor ribs running between the major ribs) do most of the work of hiding oil canning, which allowed 26-gauge rather than a heavier, more expensive 24-gauge. Allen tested it both ways during the build: a few panels went up without striations but did not look right, and the striated profile went on instead. His verdict afterward was that it looks great and takes nothing away from the roof.
  • Unpainted Galvalume finish. Rather than a painted panel, the roof uses the bare galvanized finish. Since there’s no paint layer, there’s nothing to chip or fade.
  • Snow guards, not snow rails. The house sits in the woods. Snow rails tend to catch falling leaves and dam up; snow guards let debris pass while still holding snow on the roof.
  • Half-round Galvalume gutters. Half-round instead of standard K-style, in matching Galvalume, to carry the cottage aesthetic through.
  • 26-gauge galvanized trim, the standard trim package for the system, with all trim installed before any panels went on.

The Results

The finished roof does what it was designed to do, and after living under it, Allen wouldn't change a thing—not the color, not the panel width, not a single detail.

  • It's quiet. The most persistent myth about metal roofing is that it’s loud in the rain, but fortunately for Allen, this is one myth that isn’t true. In fact, Allen has found the rain is quieter in his home than the building his office sits in. The insulated sheathing does most of that work.
  • Zero maintenance so far. The roof has required no maintenance since installation.
  • It looks the way it should. Galvalume dulls slightly over the first few months and evens out.
  • It adds resale value. Allen's view as both the homeowner and a roofer: replacing shingles protects value, but adding a metal roof actively adds to it.

On whether it was worth the higher up-front cost, Allen was unequivocal. Considering the cost against the longevity, he would not trade it. When asked whether he would recommend standing seam to another homeowner, the answer was yes, that it is the best value you can get in a roof.

Warranty Coverage

  • 25-year workmanship warranty from Equity Roofing, covering the installation itself.
  • 45-year manufacturer finish warranty on the Galvalume panels. Notably, the unpainted panel carries a longer warranty than a painted one. Painted finishes are warranted to roughly 40 years, because paint can chip or fade in ways the bare galvanized surface cannot.

The Lesson We Learned

This was the first galvanized standing seam roof the crew had installed, and the bright, unpainted surface showed rubber scuffing from boots in traffic areas, like the path from the ladder to the ridge and around the skylights, where extra time was spent working through a sizing issue.

The marks would not clean off, so eight panels were replaced. Those panels came from a different coil and read very slightly different in aerial photos taken at the time. Within a couple of months, as the Galvalume dulled and evened out, the difference disappeared entirely.

The takeaway for future Galvalume jobs: protect the traffic paths before the crew starts walking them.
