Project Overview
When the owner of a 1949 home in Elkhart, Indiana, began seeing signs of water intrusion, he knew it was time to take a serious look at his roof. He reached out to Equity Roofing for a quote, weighing his options carefully, comparing multiple contractors, and deciding whether to move forward now or wait until spring.
After reviewing the full scope of what the roof needed, he chose to move forward with Equity and selected a Pro Appearance Metal system in Textured Gallery Blue. The project addressed everything from active leaking and aging shingles to deteriorated flashing, damaged decking, and a full suite of roofline details—restoring the home from the deck up.
This roof had simply reached the end of its life. The home was built in 1949, and the shingles had long since aged past reliable performance. The homeowner was already dealing with an active leak, with water making its way into the attic and leaving its mark on the decking boards. He had a professional inspection done and began gathering quotes, including options for both shingles and metal, to make an informed decision.
The inspection confirmed that replacement was the right call. In addition to the aging shingles and active moisture intrusion, the team found missing and lifting shingles, seals that had given out, chimney flashing that was lifting surrounding shingles, a dormer in need of full reflashing, deteriorated sidewall flashing, worn pipe boots, and siding at the roofline that needed to be resealed. One decking board in the leaking area of the attic had taken on enough damage that it would need to be replaced before installation could begin.

Equity Roofing replaced the entire roof on the house with 47.5 squares of Pro Appearance Metal in Textured Gallery Blue—a premium standing-seam-style metal product designed for residential applications in the Indiana market. The installation was completed over a synthetic underlayment, providing a moisture barrier appropriate for the metal panel system.
In addition to the new metal panels, the scope of work included:
Full reflashing of the dormer perimeter
New sidewall flashing installed throughout
Complete chimney flashing replacement to eliminate the lifting and gap issues
New pipe boots installed at all penetrations
Resealing of the siding at the roofline
Replacement of 5 water-damaged wood decking boards
Replacement of one additional damaged board in the leaking attic area
Installation of a vented ridge system for proper attic airflow
L-shaped snow rails are installed along all eaves for snow retention
| "I got 4 quotes and decided to go with Equity for a full metal roof replacement. Ryan, the salesman, came out and did a thorough inspection and helped meet our particular needs. Chris, the project manager, did a great job of communicating how and when the job would be done. Merle, and the crew made fast work of it while providing great quality. They even replaced a piece of siding (in a hard to reach spot) that had blown off earlier in the year. Great price and professionally done! Would hire them again." — Joel Irvin, Homeowner, Five-Star Google Review |

The homeowner now has a complete, high-performance metal roof built to withstand the Michiana region’s climate for decades to come. The active leak in the attic has been resolved, damaged decking has been replaced, and every flashing point—chimney, dormer, sidewalls, and penetrations—has been rebuilt to code. The new Textured Gallery Blue metal panels give the home a clean, modern appearance while delivering the long-term durability that metal roofing is known for.
The L-shaped snow rails installed at all eaves prevent snow from sliding off the new metal panels during winter. Meanwhile, the vented ridge system ensures proper attic ventilation, protecting the new roof system from moisture buildup and heat-related wear over time.
With the five decking boards included in the original estimate and all additional repair items addressed before installation, the homeowner received a complete, honest scope of work, with no surprise change orders and no deferred issues left behind.
