Full Roof Replacement in a Mishawaka, IN HOA Community

Full Roof Replacement in a Mishawaka, IN HOA Community

Project Overview

When a major hail storm rolled through Mishawaka, Indiana, it left one HOA community with dozens of damaged roofs. Most homeowners hired the first roofer they could find, only to be disappointed.

But one homeowner did things differently. He researched his options, found Equity Roofing, and got the only roof replacement in the neighborhood that delivered exactly what he asked for.

The Challenge

This homeowner's roof was one of many hit by the same hailstorm. As he watched neighbors get their roofs replaced one by one, he heard their complaints—nails left scattered across yards, dogs hurt by debris, and contractors who cut corners or left them feeling ignored.

By the time 75% of the community had already been done, he’d seen enough to know exactly what he didn't want.

On top of that, the homeowner's HOA had strict requirements. The replacement shingle had to be a specific product (GAF Timberline HDZ in Weatherwood) and meet the community's standards. He needed a roofing contractor who could be trusted to get the details right and treat his home with care.

The Solution

The homeowner reached out to Equity Roofing (known then as Lanes Roofing). From the very first phone call, he came prepared, rattling off a list of requirements he'd researched. And one by one, our team was able to tell him: yes, that's our standard.

Two rows of ice and water shield? Standard.

Replacing box vents with a vented ridge cap for better airflow? Standard.

Quality flashing details, premium leak guards, step and counter flashing at every transition? All part of how we do every job.

Our team completed a full roof replacement with the following scope of work:

  • GAF Timberline HDZ shingles in Weatherwood (HOA-required product and color)

  • Ice and water shield installed on cornice returns and cornice strip

  • Premium-grade roll-over leaf guards

  • Step flashing at all roof-to-wall transitions

  • Counterflashing and apron flashing

  • Chimney flashing

  • Box vents removed and replaced with a vented ridge cap for improved attic ventilation

The Results

The homeowner walked away as the only homeowner in his HOA who was fully satisfied with his roofer. While neighbors shared frustration over nail cleanup, communication problems, and shoddy work, Ron got exactly what he asked for, and then some.

His roof met every HOA requirement, from shingle brand to color. The job was done cleanly, carefully, and to the standards he'd set from the very first phone call. In a neighborhood where almost every other homeowner had a complaint, he had none.

That's what Equity Roofing shows up to do every time. Our crew isn’t just replacing a roof; we’re earning homeowners’ trust and raising the standards of the roofing industry.
